    Project Summary

    This Project carried out on behalf of Ardstone Capital consisted of the amalgamation of the two existing retail units at basement and ground floor levels into one retail unit measuring 341sq m; and associated works. Alterations included the following:

    • Removal of redundant mechanical and electrical  services and installation of new M&E services.
    • Provision of new openings in existing party walls at basement level and ground floor level.
    • Preparation of existing basement floor to receive tanking in addition to damp proofing works to basement walls and floor and the provision of a sump and pump for any future water ingress, together with associated new drain pipework cut into existing floor.
    • Installation of new fire rated ceilings as well as fire protection to structrural elements.
    • Installation of new Steel stairs from basement to ground floor as an alternative means of escape and upgrade of fire escape doors.
    • The installation of new “Hayward” street pavement lights and forming enclosing walls to prevent further/limit further water ingress to basement well areas

    Special Features

    • New Street pavement lights were measured up and commissioned from Hargreaves Foundry in the UK and fitted by Lissadell tradesmen
    • The works took place in a partially live environment as the retail unit on the ground floor was open for business as usual

    Project Summary

    We ere contracted to provide pyrite remediation works to the perimeter foundations on two elevations of Dublin Bus’s administration building. This involved the removal of the entire curtain wall façade of the 3 storey Administration Building keeping the depot operational in the process. All pyrite material in the wall foundation was removed and replaced with certified clean stone fill (SR21 Annex E).

    Initially a temporary timber wall was constructed inside the existing exterior curtain wall for weathering purposes. The exterior curtain wall was then removed to facilitate replacement of the foundation. All wall panels and structural members were cleaned and repaired before being refitted once the foundation works had taken place. Significant repairs to partitions, ceiling and floors were then carried out to restore the building to full use.

    Special Features

    • The building remained live throughout the works with minimal displacement of or disruption to staff.

    Project Summary

    The project required the investigation and upgrade of glazing in two elevations of this large 7 storey office building. Due to the building’s height, access to the works required a specially designed scaffolding fixed through window opes on each floor to a wedged temporary structure inside.

    Surrounding stone cladding at each window bay was removed to enable weatherproofing to be checked. New solutions were introduced to prevent water ingress while fire proofing of adjacent steel installations was also undertaken.

    A high-pressure water test was carried out on completion to ensure the sealing system was successful.

    Project Summary

    For this project we undertook the refurbishment of the RTE Concert Orchestra studio. This included fire remediation works and renovation of accoustic wall panelling in the studio. The project involved the removal of timber and fabric accoustic wall pannelling and renovation of same in a temporary on-site workshop Works were also carried out to improve Mechanical and Electrical services to the Studio as well as remodeling of some ancillary rooms. Additional new Cherry panels were also commissioned and hung to match the line and level of the fabric covered versions. The Building and its interior detailing was designed by Architect, Ronnie Tallon and is considered to be Architecturally significant.

    Special Features

    • Hundreds of existing upholstered wall panels were numbered, recorded, removed and transported to a temporary workshop where each was stripped and reupholstered in Irish Linen by Lissadell craftsmen. Additional new Cherry panels were also commissioned and hung to match the line and level of the fabric covered versions. The Building and its interior detailing was designed by Architect, Ronnie Tallon and is considered to be Architecturally significant.

    Project Summary

    This project involved the complete strip out and renovation, including structural intervention, of this four floor over basement prominent building on the corner of Wicklow Street and Sth William Street which comprised the restoration of all floors, roof and external envelope. Three separate office units were formed and one ground floor retail unit for Butlers Chocolate. We also tanked the basement for  storage use. Externally, Lissadell reroofed and repaired the stone balustrade and cappings. We also repaired and repointed the brickwork and string course and cleaned down.
